The Rome Hill Ranch is located in Wyoming's Big Horn Basin in Washakie County on the west slope of the Big Horn Mountains. The ranch lies approximately 12 miles southeast of the charming little cowboy town of Ten Sleep, Wyoming. This area is known for its true western heritage and lifestyle. Mixed with Native American and ranching history, Ten Sleep's fertile soils, abundant artesian wells and various creeks, rivers and waterways provide the ideal Wyoming setting for ranching and raising livestock. Additionally, the sporting lifestyle is prevalent here. The Rome Hill Ranch is conveniently accessed year round by maintained county roads leading to the ranch's main entrance. The Rome Hill Ranch acreage is as diverse as Wyoming's varied landscapes. Controlling over 20,000 acres, of which 9,342 is deeded and contiguous; the ranch's varied terrain makes this property unique. The ranch goes through a transformation from its lower acreage to its high country pastures. The base elevation at 4,800 feet is comprised of 400 irrigated acres of meadows, creek, spring-fed lush pastures and wetlands. It rises to hillsides, rock outcroppings with junipers and dense dark timber at 7,500 feet. One of the ranch's most notable natural resources is the canyon; this particular region of Wyoming is well known for its abundance of natural aquifers and limestone canyons. The ranch's Spring Creek and its canyon are dramatic and breathtaking. Rome Hill Ranch boasts private ownership and controls this precious resource. The creek originates out of the canyon walls and is supplemented by several springs as it makes its way through this steep rugged corridor. The creek's flow slows to create the ranch's peaceful and pastoral setting. Built and designed under current ownership, the main home and guesthouse were strategically placed on 5 acres that are beautifully manicured and landscaped. The owner's compound is fenced and gated, complete with underground sprinkler system and newly-enhanced and stocked trout pond between the two homes. The setting is slightly elevated, providing dramatic views of the ranch in every direction. The main home was completed in 1997 by a well known log home builder out of Montana using custom, oversized lodge pole pine logs. The meticulous art of wood-chinking add to this 6,600 sqft, four-bedroom, four-bath masterpiece. Complete with custom-designed light fixtures throughout and an impressive hand-carved western scene on the front doors, the home boasts 30-foot vaulted ceilings showcasing the impressive log trusses. The large river rock fireplace acts as the centerpiece creating a true western lodge feel. The large picture frame windows provide tremendous views. Another focal point of the main residence is the detail given to the gourmet chef 's kitchen. Complete with custom hand-painted tile counters and decor, the kitchen is meant for entertaining. There is a 60-inch Wolf commercial range with double ovens, Viking hood, Traulson refrigerator, two Bosch dishwashers and Wellbuilt ice machine in the adjoining walkin pantry. A large sitting area compliments the kitchen opposite the river rock fireplace, which flows into the formal dining area surrounded by large windows overlooking the ranch's landscapes and red rock formations. Large decks surround the house in addition to a large outdoor fireplace perfect for entertaining or simply enjoying a quiet evening on the ranch. Across the pond from the main home is the custom log guesthouse. Built in 1994 the home has two bedrooms, each with ensuite baths, and large loft for additional sleeping quarters or living area. The main room provides an open feel with large corner river rock fireplace. The unfinished basement is completely wired, and with final framing could accommodate an additional one or two bedrooms, bath and living room. The owners built a new log barn close to the owner's compound in 1998. This drive through style four-stall horse barn i

Our house is a real family home. With our new huge extension, there is a lot of room for kids running about. We also have a big garden, with mature trees and shrubs and a big pond for nature lovers. I love my kitchen because it allows for all my culinary experiments as well as some nice chats over coffee and biscuits at the table. The enormous lounge/dinner open plan has 3 skylights which makes it very light and even more spacious on dark winter days. We have 4 double bedrooms so there's plenty of room for each of us, to express individualities. And there's also my wooden cabin, brought all the way from Holland, which is tucked away in the garden, where I work in peace and quiet. Oh, and the neighbours are lovely, too. There's a lake at the end of the street, where we go to sit there to contemplate life. Our house is a really lovely, homely, place to be.

When calling for a viewing please quote ref: Mpfs 102155 Presented in excellent decorative order and set in an idyllic rural location with open rural views to Dartmoor and Exmoor, a picture postcard thatched character “longhouse” style family home which has been thoroughly, yet sympathetically modernized to create adaptable and flexible accommodation offering four bedrooms (1 ensuite), family bathroom, three receptions, impressive kitchen breakfast room, utility room, bootroom and cloakroom. Extending to approximately one acre, the large level gardens are well stocked with a variety of planting, including a productive kitchen garden and ornamental pond. Outbuildings include a double garage, large workshop and tool / machine shed and there is off road parking for several cars. Situation Bondleigh Moor House is set on a ridge along a quiet country lane close to the charming village of Bondleigh with its historic parish church. Its unique position offers panoramic views across open countryside and onto Dartmoor to the South and Exmoor to the North. The lack of any close neighbours gives the feeling of a spot “far from the madding crowd” yet the house is only three miles away from the larger villages of North Tawton and Winkliegh (named in a recent survey as the best place in England and Wales to bring up children), whilst Okehampton, the Gateway to Dartmoor, is only eight miles away. The cathedral and university city of Exeter just over 25 miles away provides all of the big brand shopping and dining experiences that one could wish for including its very own flagship John Lewis store. Exeter’s International Airport offers a wide variety of business and leisure destinations within Europe and beyond. Description Whilst its thick walls, thatched roof, and generous proportions might give the impression that the house in its current form has stood here for hundreds of years, Bondleigh Moor House is actually the result of a very 20th Century refurbishment and extension of a traditional and much smaller cottage which dated back to the 17th Century. As a result it marries together traditional cottage charm with modern conveniences like double glazing, oil fired central heating, cavity wall insulation, modern wiring and plumbing including a pressurised hot water system. The original house was built using the traditional techniques of the day with cob walls on a stone base. The new portions of the house, built in the 1960’s, used far more modern techniques but with an eye to the past. As a result it would be hard for the untrained eye to see where the original house ends and the new one begins. On the ground floor all of the reception rooms are generously proportioned, as are the impressive family kitchen / breakfast room and conservatory. Slate floors, French Oak doors, beamed ceilings, and traditional hardwood window frames combine to create a distinctly country house feel. The dining room and sitting room both have deep set inglenook fireplaces with modern, high efficiency multi-fuel stoves. The property’s origins can really be seen in the sitting room where there is an original bread oven set into the fireplace. However, this family home isn’t a slave to the past and the contemporary family kitchen/ breakfast room wouldn’t look out of place in a swish town house in West London. This impressive space is augmented by a large utility room and a separate boot room both of which are located to the rear with their own entrance lobby. On the first floor anyone familiar with a traditional Devon Longhouse would feel at home with the layout with all of the bedrooms and family bathroom set off a landing corridor with runs along the back of the house. However, that’s where any similarities end. The master bedroom has an impressive wet room with fully glazed wall, whilst the family bathroom could grace the pages of a boutique country hotel’s glossy brochure. All of the rooms enjoy wonderful open views across fields and onto Dartmoor in the distance. Outside a Devon bank surrounds the front garden, with hedges to rear and side gardens. Extending to approximately one acre, the grounds are a particular feature. They are level and have been landscaped to provide a low maintenance garden with plenty of interest for the keen gardener including well stocked flower beds, shrubs, mature trees and young fruit trees. Features include a wildlife pond set in a wide level lawn to the front of the house, the productive kitchen garden to the rear, and a decked barbeque area. Set just off the quiet country lane which runs past the property, the double garage has remote controlled doors, power and light. Double gates open into an extensive parking area which provides parking for several cars. There are two further outbuildings. A machinery store with separate potting area and a large workshop which has its own office, mains water and electricity Accommodation Ground Floor Hall & Cloakroom Oak front door opening to beamed ceiling with part slate flags and part carpeted flooring, leading to cloakroom (WC and basin) and carpeted staircase with hardwood banister to first floor. Sitting Room 4.61m x 4.36m / 15’1” x 14’4” Double aspect, with original beams, inglenook fireplace, bread oven and salt keeper, housing wood-burning stove. Study 4.25m x 2.70m / 13’11” x 8’10” Double aspect with original beams.
