Any bookings made through the web site are pending until they are accepted by the owner and So Cal Hot Properties LLC, a signed copy of your contract is received with your credit card details and a copy of your drivers license is received via fax or mail. If your booking is not accepted we will refund your account ASAP. By signing this contract you authorize So Cal Hot Properties LLC to pre authorize your credit card up to $1000 which can be converted to a charge and may not be refunded in the case of damages, early or late check out, excessive cleaning or breach of this contract in any way which includes but is not limited to the following: No pets are allowed. NO parties, NO excessive noise, NO smoking in the homes, No gatherings with more people than that stated in the contract. If this contract is breached you may be removed from the premises with out a refund. We cannot be held responsible for or be liable in respect of loss, damage or changes caused by FORCE MAJEURE (i.e. war, strikes, floods, airport closure, adverse weather conditions, riots, terrorist activity, fire, natural or nuclear disasters, foreclosure, sale of property etc). All of our homes are NO SMOKING homes, breach of the no smoking clause may result in a $200 charge. I understand that my security deposit can be used to pay for damages. You have paid for light cleaning but if the house requires heavy cleaning you will be charged extra. Heavy cleaning is for example, when wiping down hardwood floors it is not good enough and it needs a Professional cleaning due to spills and or damage. However, the guest is fully liable for any malicious damage, damage due to gross neglect or misuse of the property, and/or need for excessive cleaning. Costs incurred for the repair or cleaning of any such abuse to the property, will be the paid by the guests.
