Price reduced from 230.000 euros! The house is a very pretty semi-detached in a 2-storey format: our 'neighbours' use their house as a holiday home only so as this is a corner plot, we are extremely peaceful and quiet. The house was Danish built some 20 years ago of solid cavity construction externally, rendered and painted white - as befits the 'white village' that Castellar is. Internally the Danish influence has continued as the internal walls were not plastered and painted, but were Norwegian pine clad and treated with an anti-fire protection which gives the wood a natural gleam. Very easy to keep clean and fresh with a wipe down with a damp cloth! The entrance hallway (painted by current owners a soft, soft green) leads through to an inner hallway with the pine dog-leg staircase leading up to the 4 bedrooms and main traditional bathroom. On the ground floor from the inner hall, to the right the main lounge (24m²) with an open fireplace for winter log fires. The wall and built-in shelving around the fireplace area has been painted off-white to compliment the pine-cladding. There are also built-in pine floor to ceiling shelving units for ornaments/books, etc. The lounge has ceiling beams. Also on the ground floor is the power-shower/wc. Straight through from the inner hallway there is a modern white-painted fitted kitchen (large enough for a table + chairs) and also beamed, leading out to a pretty blue/white tiled Spanish patio 9m² - fantastic for summer breakfasts al fresco. Water is heated by gas and there is a gas hob/electric cooker + small combi oven grill and a microwave oven. The butano gas is delivered twice weekly to the village, you leave out your empty cylinder and it's replaced by the driver with a new one, so no need to collect gas from the local garage or wherever! We have never found the need for air-conditioning as we have ceiling fans in the main bedroom and one at the top of the staircase which wafts cool air down through the house even on the hottest of days. This area is known as 'the oven of Spain' for good reason. The house is completely furnished and equipped, with a king-size bed in the main bedroom and fitted wardrobe/vanity unit (in pine, of course) with twin beds/free-standing wardrobes/drawer-units in the other bedrooms. The owners have purchased (still in its wrapper) a new mattress for the king-size bed as they abhored the idea of someone 'inheriting' someone else's mattress. Bedding would also be needed for this bed as the owners are taking the bedding for the main bedroom but the other rooms have pristine mattresses and duvets + spare covers/sheets for all rooms. With the sloping roof two of the bedrooms (incl. main) and the upstairs bathroom all have 'up and over' dormer windows for easy cleaning. The windows are designed so that they can be left slightly open even in the heaviest rain and the room remains quite dry. One bedroom is currently being used as an office/single bedroom but with the desk removed and a large bedroom chair, there would be ample room for a double or 2 x twin beds in this room. The house has Sat. TV (the dish can be re-aligned to receive signals from any part of the world) also Spanish TV, and a telephone/ADSL line is connected via Telefonica (€39 p.m.). In the lounge/diner there is a 3-str sofa + 2 large chairs in lemon/cream, a white/cane table + chairs for four, an excellent quality Chinese blue/cream large carpet, misc. mirrors, oranaments, pictu res, etc. The house is tiled throughout with white floor tiles. There are grills to all windows and doors and the back and front doors have special security locks - although Castellar is somewhere you truly can leave your door open still! Outoings are very small annually - the IBI is approx. €190 p.a. and we pay €46 per 6-months for water. The plot area is 156m² and the house-build area is 115m² on the Escritura. The garden has sufficient room for a BBQ area + tub, and privacy as there are tall fir hedges surrounding the property. There is off-road car parking but also the current owners have signed Town Hall permission for the erection of a carport behind the main gates - which MUST be made of wood to fit in with the strict planning laws of the area. There is local public tranport but very irregular as it takes in many little villages around and is rather unreliable so a car is essential. Castellar de la Frontera is the first 'white village' on the road from San Roque up to Ronda, approximately 12 miles inland from the Coast. 25 mins. drive from La Linea from where you can pop over into Gibraltar for excellent duty-free shopping. Although officially in the 'Province of Cadiz, we are physically nearer the Costa del Sol/Malaga than Cadiz. The village is surrounded by orange and lemon groves and is the start of the National Park Los Alcornales which extends across to Seville, throughout which there is beautiful natural countryside and cultivated farmlands is some areas, with fascinating little villages to explore. Castellar is famed for its tranquility and peaceful ambience, although the village has all the amenities you need for modern living. There are excellent schools (both junior and senior), a first-class clinic and all the shops, bars and restaurants anyone could need, a daily covered market with fresh fruit/vegetables, meat and fish, and a Friday weekly 'rastro' market which has a large variety of stalls. The Junta de Andalucia has invested heavily in the road network approaching Castellar with a new fast road in from Estacion San Roque, making a link-up to the main N340 in about 15 minutes. The road network has also been designed as a designated cycling area with protected cycle lanes running parrallel to most of the main roads. There are many major golf courses in the vicinity with famous Sotogrande just ten minutes drive away, the Valderrama course is some 15 minutes with the Volvo Masters Tournament held early November each year. So, if golf is your thing you are just 10/15 mins from many local courses and 25/30 mins from all Estepona/Marbella courses.............. spoilt for choice! Also 8 mins drive is the famous Sotogrande International College where schooling is in English and GCSE exams can be taken and recognised world-wide. For about three months of the main summer season the Town Hall opens up a magnificent swimming pool in the centre of the village (€2) which has a tapas bar at the side, changing rooms, toilets, etc. so you can make a complete day out there under the raffia sun umbrellas. Castellar is a lively village with plenty of fiestas and main square activities, concerts, childrens' entertainments - and the first week in May is Castellar's Feria with all the fun of the fair! It's a friendly, lively atmosphere with old-world values of respect and a cheery wave - old Spain at its best. There is a train which runs from San Roque to Ronda which makes a pleasant day out, and from Algeciras westwards you are on the new Costa De Luz with its white, virgin sands and fishing villages, rapidly developing with new golf courses, urbinisations and luxury hotels. The old town of Tarifa is full of Moorish charm and fascinating old buildings. Medina Sidonia is as it sounds - an eclectic mix of Roman and Moorish history, steep winding streets up to its central square.
