The terrain is gentle rolling grasslands mixed with sage and bitterbrush on the uplands and excellent wetlands with hay production on the meadows. There is year around access to the south parcel via paved and maintained roads. The north parcel 1750 deeded acres is seasonal with the cattle grazing beginning around the 1st of May each year. The property ranges in elevation from 6,000 to 7,300 feet and is very well watered. This has been a good year for moisture in the region and should provide plenty of grass for the season.
